Is Wholesaling Houses Saturated?

I talk to a lot of students who are interested in getting into wholesaling houses. Wholesalers looking for their first deal are looking to change their life in a few ways. Predictability in finding discounted real estate deals. They want the life and time freedom that comes along with a successful real estate business. Stop having to answer to somebody who tells them what to do, when to do it and how to do it. They want all of the benefits that come along with real estate investing. They just seem to think that wholesaling houses is saturated.

But they are just feeling that its not possible because of ALL THE COMPETITION…

How in the world am I going to be able to get deals when everybody else is looking for the same deals and contacting the same sellers?

Well hang on and that is exactly what I am going to talk about

Before we get into this there a few things you need to understand…

How MOST Wholesalers do this business…. And what is going on right now…

MOST wholesalers… get a list… skip trace the list… and then send text messages to the list…

(You might get a motivated seller list from a software like ReiFlipData.com and start with a tax delinquent or vacant list. )

EASY RIGHT?

Lets say you get a Random motivated seller list and send messages out to 500 people….

Here is what typically happens…

A lot of investors get started by using text  messaging platforms to reach out to motivated sellers and ask them if they would consider and offer on their property.

(You can use that link above to get started with 500 texts for 1.00)

You send out the messages … you probably get about a 25-35% response rate if you are doing it correctly… so about 250 people respond…

Out of that you get maybe about 10-15 people that say they want to sell their house and maybe 1-2 decent leads…

You are excited at this point… you feel like things are going to finally start happening for you… but then WHAT…

The next month roles around and you got… NO DEALS???

Why Didn’t It Work?

What HAPPENED… ? This business probably doesn’t work right???

There are probably just way to many people reaching out to the same old people on the same old lists…

So how are my students getting checks for 10,000- 15,000 and even 42,000?

There are a lot of different things on here… like Choosing the right list for success… using the right type of skip tracing… and setting the right type of realistic goals BUT one thing that you absolutely must understand here is the

Motivated Seller Timeline…

You must understand that Sellers make Decisions to sell their house based on their OWN timelines…

You just have to be there at the RIGHT TIME and the RIGHT PLACE… if you do what I teach you .. YOU CAN BE…

So lets look at the seller timeline… and you have to think about what a seller is thinking and how it effects their life…

Most sellers do not just up and sell their houses from ONE TEXT Message… I mean think about that… would YOU just sell your house from ONE Random text message?

When we are dealing with the right type of sellers who are in a situation where they absolutely NEED to sell their house…

Motivated Seller Timeline

Realization- They realized they NEED to sell their house- something happens in their life…

Discovery – They start reaching out to people and talking to other investors maybe… they might talk to a realtor, they might talk to their friends…

Validation- they realize that they can’t sell it on their own, they don’t have the money to fix it up… they don’t want to rent it… they go through all the objections..

(if you use my Reverse Objection sequence) this works great…

Execution – They are ready to make a deal happen… they are ready to sign…

How Does the Motivated Seller Time Line Work?

So lets look at this… Most INVESTORS… are reaching sellers right in between the realization and the validation stage… and all they do is keep reaching sellers in between that stage… over and over and over…

You can see how frustrating this can become right?

Now sometimes you can get lucky and hit the seller right in between validation and execution… and that is where you are going to see those type of testimonials like my student Eli who said… Man I sent out 250 texts and got a deal for 15k

Now obviously this is not going to happen everyday… but the absolute key to success to guide your sellers through the entire seller timeline…

Follow up is KEY!

So here is the good news! Now more than ever it’s easier to hit sellers during the Validation and Execution phase…

Especially if you are using my Deal Hacking technique and targeting the right lists right off the bat…

Also knowing the most investors will NOT reach out to sellers past the first two phases opens up a whole new untapped source…

So the key to maximizing this is to be able to set realistic goals which establishes consistency… and not only just consistency but STRATEGIC consistency…

Because you can be consistent but if you are doing the wrong things CONSISTENTLY… well that’s probably worse than the definition of INSANITY…
